At St.Ann's Gate Architects we see no distinction between creativity in design, and in the skills necessary for conservation projects. We seek to understand our clients - the things that make them and their places unique - and to respond in sensitive and creative ways.
We design through dialogue. We do not impose an architectural style or a dogma onto the buildings within our care. We collaborate with our clients, to try to work 'with the grain' of the building or site, identifying solutions which are inspirational, sustainable and appropriate.
As architects we will not only work in teamwork with our clients, but we will try to build consensus through the approvals process, liaising with other stakeholders such as co-funders, planning authorities and statutory consultees. We also enjoy working closely with other design and construction professionals, seeking to orchestrate a positive process through to a successful outcome.

We are a small architectural studio specialising in the trasnformation of historic buildings and the design of beautifully crafted new homes.
Mark Hines was the project architect responsible for the £1.4bn remodelling and transformation of the BBC’s grade two* listed Broadcasting House. He is a former design director of respected London design practice MacCormac Jamieson Prichard and is one of the UK’s few Society for the Protection of Ancient Buildings (SPAB) Scholars, which was set up in 1877 by William Morris.
Having gained valuable experience in a large office, our architectural practice unites contemporary design and conservation and is focussed on how architecture can help improve people’s quality of life.
Working on listed buildings often requires the involvement of a design architect and a conservation specialist. Our background in both worlds unites high-quality design and conservation expertise in a single practice, allowing us to breathe new life into all types of historic buildings.
We see architecture, restoration, interior design, and conservation work as discrete strands of a single discipline, rather than separate specialisms in their own right. This approach can help enhance the experience and image of the building and create places where historic architecture, later modifications, carefully judged restoration work and successive redevelopment projects all merge and blend seamlessly into a single harmonious whole.
Born out of a passion for craft and making, our new projects combine the qualities of traditional architecture but meet contemporary needs. We try to give all our buildings an air of timelessness and durability with a focus on warmth, comfort, and character and use beautiful, traditional materials like brick, stone, and timber in different ways to create cosy, humane and atmospheric buildings.
Our experience in the design, conservation, and commercial worlds allows the development of new proposals that are directly informed by a thorough understanding of the specific historical, cultural, social, economic and physical context of each situation and helps us simplify the design and construction process, balance competing demands and minimise costs.

David Nossiter BA (Hons) Dip Arch RIBA CR FRSA
David read architecture at Plymouth University under Professor Adrian Gale and at The Bartlett, University College London, under Professor Jonathan Hill.
Prior to this, David spent two years at art college, where he developed his drawing skills.
David has over 25 years experience in professional practice. He was elected as an RIBA member and admitted to the architects register in 2001, following seven years in practice working with Proctor and Matthews, Mole and Ellis Williams among others. During this time David worked on a large variety of projects, including The Baltic Arts Centre, Gateshead and innovative housing projects at Greenwich Millennium Village and New Hall, Harlow.
Since qualifying as a registered architect, David has worked with Mole architects on a new studio building for the Department of Architecture at Cambridge University as well as several new build eco and passive houses.
David is an accredited RIBA Conservation Registrant (see Listed Buildings & Conservation Areas).
He received wide acclaim for the conversion of a dilapidated Listed barn into a contemporary dwelling, winning a Sunday Times British Homes Award.
He is actively engaged with issues concerning the built environment on a wider level (see Teaching, Voluntary & Supportive Roles).

Andrew Wiles, Director - Andrew is a fully qualified architect and is on the Historic England approved register of ‘Architects Accredited in Building Conservation’ (AABC). The specialist research carried out for his MA was in the ‘timber construction of the early medieval period’ this remains a passion to this day. He sits as an architect member of the Sheffield Diocesan Advisory Committee and the Catholic Diocese of Hallam as their Historic England liaison. He is registered as a Church inspecting Architect (suitable for Grade 1 listed churches) with the Diocese of York, Sheffield, Ripon, Durham and Lincoln.
Andrew has worked exclusively with the repair and regeneration of historic buildings since 1988. His expertise and confidence in tackling any conservation challenge arises in part from these many years of experience actually seeing traditional skills being carried out by experts. For the first 10 years he worked with Martin Stancliffe who was at that time the Cathedral Architect for St Paul’s in London. A life encountering these special buildings is an invaluable resource but he also regularly attends, and contributes to, specialist courses and workshops to keep abreast of the ever evolving modern conservation technology and trends.

Our philosophy is to create beautifully crafted buildings that reflect our clients’ styles and personalities, within an historic context. Our work is guided by SPAB principles, with a focus on conservation and sustainability –caring for traditional buildings using a modern approach.
Each project is unique with its own story of its journey through time. We help uncover each building’s distinctive features, which determines careful and meticulous repair. Where required, we add to the narrative of the building by designing new features, additions and extensions derived from the original details, but in a 21st- century idiom. Each repair is honest in detail, and each addition is designed to ensure that the building is enjoyed by another new generation.
